Pilot operation · website, web app and mobile app

Property management on the web and on your phone.

TopSpráva replaces binders, spreadsheets and paper protocols with one system. The manager, the owner and the tenant each see exactly what they need — in the browser and in the mobile app.

What TopSpráva looks like

Sample screens with made-up data — no real people, addresses or amounts. The app is available in Czech, English and Ukrainian; these screens are in Czech.

What it does

Everything about a unit in one place

We did not buy this application — we built it because none could do the main thing: let rent flow directly between tenant and owner while still knowing about it.

Unit card

Owners, leases, payments, meters, tasks, documents and change history in one place. No folder in a drawer.

Owner confirms payments

Rent goes straight to the owner. In the app they click “arrived” or “not received” and both tenant and manager get the notice.

Documents with tracked validity

Inspections, powers of attorney, energy certificates. The app knows when each expires and speaks up before it becomes a problem.

Remote signing, also on an iPad

From request to signed document without a meeting. At a unit handover you sign with a stylus right on the screen.

Forms that fill themselves

Handover protocol, power of attorney, contracts and questionnaires. Unit and person details come from the app.

Annie — an assistant that never acts alone

Ask in plain words and Annie answers from your data. When she should do something, she shows the proposal first and waits for your click.

Who sees what

Everyone sees only their own

Manager

Tasks, defects, document approval, payments and inspections. On the web at a desk or on an iPad, on the phone for quick things in the field.

Owner

Their own units, leases, payments and documents. Confirms incoming payments and never has to call anyone to know where things stand.

Tenant

What to pay and where, defect reports with photos, chat with the manager and sending a scanned document for approval.

Mobile app

A companion app for iPhone

The web stays the main application. The phone does what a phone is good for: a quick overview, photos, scanning, messaging and notifications.

One app for every role

After sign-in the app recognises the role and shows different tabs. Who may do what is enforced by the database, not the screen.

Document scanning

A tenant or owner scans a document, AI suggests a name and it goes to the manager for approval. Nothing is left on the phone.

Field inspections

A room-by-room guide with photos and meter readings. Works without signal and sends once you are back online.

Notifications and lock

Notifications about messages, payments and tasks by role, and an app lock with Face ID.

The iPhone app is in testing. Android follows once it is finished.

Under the hood

Built to last

One API for web and mobile

The website and the iPhone app share the same logic and data. A new feature is written once.

Permissions in the database

That an owner cannot see a tenant's e-mail is not guarded by page design but by the database itself.

EU data, verified backups

Hosted in the EU, with encrypted backups and restores we actually rehearse.

Technology: Next.js, React Native (Expo), PostgreSQL, Cloudflare. Built for MP Living s.r.o.

Need a similar system for your own field?

TopSpráva started as a custom project. We use the same approach to build the website, the browser application and the mobile app for your operation.
